Lake View is a young town beside Interstate 20/59, east of the city - mostly in Tuscaloosa County, with a small corner in Jefferson County. It is the newest-feeling place in our service area and its housing reflects that: more subdivision, less patchwork, fewer surprises.

Get the name right before you research anything
Lake View is two words. There is another Alabama town spelled Lakeview, one word, on Sand Mountain in DeKalb County — roughly two hundred miles from here.
This trips people up constantly. Buyers research school ratings, tax rates or crime figures, land on the wrong town, and draw confident conclusions about a place they have never actually looked up. The county line
Most of Lake View is in Tuscaloosa County. A small portion is in Jefferson County. That is a narrower straddle than Woodstock or Moundville, but it is real, and on the affected parcels it changes the school system and the tax authority.

Newer stock, and what that is worth
The advantage of a young town is that the houses are young too. Roofs, systems and wiring are broadly of one era rather than five, which means:
- more reliable comparable sales, so pricing arguments are shorter and better evidenced;
- fewer nasty inspection findings, though never none;
- a maintenance budget you can actually forecast for the next decade.
The trade is that you are buying a house rather than a story. If you want mature trees, unusual layouts and a front porch somebody sat on in 1955, this is not where you will find them.
Corridor living
The interstate is the reason the town is where it is. Tuscaloosa is west, Birmingham east, and a household here can serve either. Buyers usually arrive with a clear primary direction and choose the street accordingly.
As with everywhere on this corridor, the average drive is not the one you live with. We will sit in the real traffic with you before you decide.
Covenants are the local fine print
In a town built mostly from subdivisions, the document that shapes daily life is often the covenant rather than the deed.
What that can govern varies: exterior alterations, fencing, outbuildings and workshops, boats and trailers, short-term letting, and whether you may run a business from the address. None of it is unusual and none of it is a reason to avoid a development — but it is binding, and buyers routinely sign without reading it.
If you own a boat, a trailer, a work van or plans for a garage, tell us early. It genuinely rules some streets in and others out, and it is far cheaper to know now than to be corrected by a letter after you move in.
Who Lake View suits
Buyers who want newer construction at a number the Birmingham suburbs do not offer. Families who want predictability — in the house, in the schools, in the maintenance. Households commuting either direction on the corridor. Anyone who has been burned by an older house before and does not intend to repeat it.
Lake View will not satisfy you if you want character, acreage, or a town with some history behind it. Its appeal is that it is new, and that is not everybody’s idea of appealing.
