How it actually goes
Buying a house is mostly a sequence of decisions with a deadline attached to each one. Our job is to make sure you understand the decision before the deadline arrives, not after.
- We sit down first. What you need, what you would like, what you would walk away over, and what your money actually does in this market. This conversation saves more time than any search filter.
- You get pre-approved. With your lender or one of the local ones we can point you to. This is what turns you from a browser into a buyer.
- We search — including the part you cannot see. The portals show you what is listed. We also hear about what is coming, because we work with the agents who are about to list it.
- We tour, and we tell you the truth. Including when the answer is that this is not the one, or that the foundation crack in the corner of that photo is worth walking away from.
- We write the offer. Price is one lever. Timing, contingencies, closing date and earnest money are the others, and in a competitive situation they are often the ones that win.
- Inspection, appraisal, closing. The stretch where deals quietly fall apart. This is where having two agents on the file stops being a marketing line.
What we will tell you that a listing page will not
Which streets flood. Which additions were done without a permit. Which subdivision has a homeowners association with teeth and which one has a mailbox rule nobody enforces. What the drive to DCH or to campus really takes at 7:45 on a Tuesday rather than what a map app says at midnight.

- Do I need to be pre-approved before we start looking?
- Not to start a conversation, but yes before you tour seriously. In this market a seller will usually not consider an offer without a pre-approval letter attached, and knowing your number keeps you from falling for a house you cannot buy. If you do not have a lender yet, tell us and we will give you a few local names — we do not take referral fees for that, so the list is honest.
- What does it cost me to work with you as a buyer?
- We will walk you through exactly how buyer-agent compensation works on your specific purchase before you sign anything, and put the number in writing. Since the 2024 industry changes, buyer agreements and who pays what are negotiated deal by deal rather than assumed, so anyone who gives you a flat answer before reading your contract is guessing.
- How fast do homes move in Tuscaloosa and Northport?
- It depends on price band and neighborhood more than on the calendar. - We are relocating and cannot get to Tuscaloosa to tour. What then?
- That is a normal week for us. We will do live video walkthroughs, send unedited phone footage rather than listing photos, drive the neighborhood and the school route for you, and be honest about what a picture is hiding. Plenty of the families we work with buy before they ever stand in the house.
